Dallas remains one of the most desirable, but also the most expensive, destinations for homeowners. Wallethub conducted a recent comparison of various cities and communities around the United States and determined that the Dallas area has some of the best locations for homeowners to purchase their new house. Nine cities in the top 20 were in the North Texas area, many suburbs of Dallas. However, in order to keep the homes valuable and worthy of that status, home improvements are important. Here is a look at some of the most popular home improvements in Dallas for homeowners.
Replacing roofs on a home in the Dallas area brings the best bet to raise the value of a home over any other area of home improvement. Based on the cost vs. value of home improvement projects in the Dallas area, replacing the roof on a Dallas home costs just under $19,000, but brings the value of the home up over $21,000, a 115 percent recoup on costs. Leaking roofs can cost a homeowner thousands of dollars in damage, and the weather conditions in Dallas increase the need to keep that roof as up-to-date and defect-free as possible. While it is not a cheap out-of-pocket expense, the value it adds to a home makes it worth the cost.
Vinyl Window Replacement
The second most impressive cost-to-value home improvement task in Dallas is adding vinyl windows to homes. While replacing the windows in the home can cost close to $10,000, it can also raise the value of the home $10,000, making it a great investment. However, there is another very important reason to replace the windows in a home, and that is the money it saves while living there. Vinyl window replacement allows a homeowner to add energy efficient, maintenance free options to their home. This not only saves money on heating and electric bills but also protects against the immense heat of the summer Dallas sun.
While not all Dallas homes have basements, adding one or remodeling an existing one can add a lot of value and comfort to a home. This can add up to one of the most expensive home improvement bills in the Dallas area, but at the same time, it adds a new useful room to the home, and the addition of that new room can increase the value of a Dallas home to over $50,000. This room could become an entertainment room, a workshop, a kid’s play area or a nice den, but adding this room will add value to any Dallas home.
One of the biggest past times for much of the Dallas area is outdoor activities, including cooking out. For those new to Dallas, a deck is different from a patio because a patio is just built into the ground behind a home, while the deck is built off the ground and extends into the backyard. Decks can be simple, with patio furniture and a grill, or they can be extravagant, with televisions built into the walls, a fire pit, a hot tub and more. Anyone who has lived in Dallas for long knows how important the deck is to their quality of neighborhood life.
Dallas can have some of the hottest summer months in the south and then can turn around and have some miserable winters as well. However, one place that a Dallas resident can usually find the most comfort is their bathroom, whether showering and bathing to recover from the heat or relaxing in a nice hot tub in their bathroom. One big way to increase the value of a home is by remodeling the bathroom into something more than ordinary. Whether it is building new showers, closet stalls, or a nice whirlpool hot tub, a bathroom remodel is something that homeowners can appreciate no matter where they live.
